Vice President of Investments Brian Craig brings a wealth of commercial real estate experience to Tributary Real Estate. At Tributary, Brian co-leads TRE Investments with Billy Woodward; the team is dedicated to supporting clients on strategic commercial real estate investments in the Denver area.

Prior to joining Tributary’s investment team, Brian served as the Senior Asset Manager at Urban Villages, where he focused on the firm’s office and retail portfolios. In this role, he oversaw leasing, transaction, and financial decisions, ensuring the properties were positioned for long-term success.

Before Urban Villages, Brian held roles on the Capital Markets Brokerage team at CBRE; OAC Management, where he managed commercial and residential projects across Colorado, Miami, East Hampton, and Big Sky; and National Valuation Consultants, where he gained extensive experience in appraising commercial properties.

In addition to his professional accomplishments, Brian serves as a co-chair of the Urban Land Institute’s Young Leaders Discovery Committee. He is deeply passionate about the outdoors, having worked as a trip leader and raft guide during his college years, and now enjoys sharing his love of adventure with his two young daughters as they embark on their first outdoor explorations.

Billy Woodward

Vice President – Investments

Billy Woodward brings well over a decade of commercial real estate expertise to his role as Vice President of Investments at Tributary Real Estate. With a proven track record in the Denver market, Billy’s career has focused primarily on institutional agency leasing and principal portfolio growth and management. Alongside Brian Craig, Billy co-leads the TRE Investments platform, which is dedicated to supporting clients on strategic commercial real estate investments in the Denver area.

Before joining Tributary, Billy held roles at Transwestern, Newmark, and most recently, Unico Properties, where he served as Colorado Market Leader. During his time at Unico, he led leasing efforts for the company’s Colorado portfolio and played a pivotal role in identifying and executing additional investment opportunities in the market. With a commitment to lasting client relationships, Billy has worked with Fortune 500 companies, regional office owners, and family funds, alike, showcasing his versatility and commitment to delivering tailored real estate solutions for his clients.

Billy currently serves on the board of the Denver Metro Commercial Association of Realtors (DMCAR). Previously, he also served on the board of [a nonprofit helping approximately 2,500 young people annually with their struggles with alcoholism and addiction.

Outside of the office, you’ll find Billy spending time with his wife and three kids, enjoying live music and art, and cheering on the Broncos, Avalanche, and Nuggets.

Ryan Peirona

As an associate broker at Tributary Real Estate, Ryan Peirona leverages his aptitude for financial analysis and his real-time insight into macroeconomic conditions to identify opportunities and challenges in Denver’s dynamic commercial real estate market. As a former analyst, Ryan’s attention to detail and deep understanding of the industry make him an exceptional value add to clients. Ryan also leads Tributary’s intern program, fostering the next generation of commercial real estate professionals through mentorship, firsthand experience and invaluable insights into the day-to-day of brokerage.

Prior to his role as an associate broker at Tributary, Ryan worked as an analyst for the company, measuring and evaluating market conditions and trends, lease and purchase financials and sublease recovery statistics to support the successful real estate strategies of Tributary’s clients.

Ryan graduated from the University of Colorado Boulder with a bachelor’s degree in economics and a minor in business. He is a licensed broker in the state of Colorado.

An avid outdoorsman, Ryan enjoys hiking, fishing, hunting, camping and snowboarding.  He frequently explores cooking new dishes and has a knack for cars, having recently purchased a Toyota Tacoma, with plans to convert it into an overlanding rig.

Orion Enfield

As an analyst for Tributary Real Estate, Orion Enfield supports the brokerage team in evaluating the real estate market by researching and monitoring market conditions and trends pertinent for making sound investment decisions. Leveraging his aptitude for financial analysis and private equity structure, Orion actively analyzes lease and purchase financials, sublease recovery statistics and proposal comparisons to ultimately help facilitate deal closures. Orion also supports Tributary’s marketing efforts by leading client tours, producing client-facing materials and developing client satisfaction surveys.

Orion graduated cum laude from Colorado State University with a bachelor’s degree in business administration with dual concentrations in investment analysis and corporate finance. In that time, he honed his leadership skills by serving as an executive member for the professional business fraternity Delta Sigma Pi and as Managing Director for Summit Fund, a student-run investment fund where students pair their academic coursework with professional investment experience. Prior to joining Tributary, Orion worked at fund administration services firm Standish Management and served as an international intern in Hong Kong at stock transfer company Computershare.

An avid Seahawks and Mariners fan, Orion enjoys going to the gym, spending time with his border collie Mustang, and reading and listening to podcasts on personal finance, financial independence, and real estate investing.

Natalie Froland

Natalie Froland has 6 years in the industry and brings extensive business analytics and transaction management experience to the Tributary Real Estate team. In her role as vice president, Natalie focuses predominantly on tenant and buyer representation, diligently working to ensure that clients receive comprehensive support throughout the entire transaction process. She collaborates closely with clients, employing an integrated approach that harnesses technology and analytics to effectively meet their requirements.

Prior to joining Tributary, Natalie worked as an internal consultant for DaVita, a Fortune 200 company, where she analyzed and addressed companywide inefficiencies through the development and implementation of new initiatives. During her time at DaVita, Natalie discovered a passion for brokerage and development after being exposed to several commercial real estate-related projects for the company. Natalie’s problem-solving prowess and commitment to service excellence make her a valuable asset to the growing Tributary team.

Natalie is actively invested in seeing her home state thrive, devoting time outside the office to organizations that are shaping Colorado’s future. She served as the Chair of the Mile High United Way Catalyst Society, is an active member in the Downtown Denver Partnership and Denver Metro Chamber and was a member of the Denver Olympic Exploratory Committee. With all of these organizations, she works closely with civic and business leaders in both the for-profit and non-profit sectors.

Natalie received a bachelor’s degree in business administration with an emphasis in finance from the University of Colorado Boulder, Leeds School of Business. As a sixth-generation Coloradan and Steamboat Springs native, Natalie loves spending time in the mountains, especially snowboarding, snowmobiling and wakesurfing. Natalie and her husband, John, look forward to welcoming a baby boy to their family in 2024!

Jona Behm

With more than 11 years of commercial real estate experience in Denver, Jona Behm brings significant market knowledge and expertise to the Tributary Real Estate team. In her role as vice president, Jona brings her talent for fostering relationships to assist clients in developing and executing real estate transaction strategies that ultimately position them for success.

Passionate about delivering informed and smart real estate solutions, Jona also provides essential analytical support to the brokerage team. By conducting extensive market research, she ensures Tributary’s brokerage team has access to the latest market insight and opportunities.

Previously, Jona was a licensed transaction coordinator at JLL. As part of the JLL Tenant Representation team, Jona researched and coordinated all market tours, as well as prepared client-facing materials in advance of property surveys, letters of intent, proposal summaries and financial analyses.

Jona lives out her passion for helping others by regularly volunteering in the community. She is an active member of the Denver Metro Chamber of Commerce and the Downtown Denver Partnership. Jona previously served on the Marketing/PR Committee of the Rocky Mountain Alliance Children’s Foundation.

Jona is a licensed real estate professional in Colorado and received a bachelor’s degree in communication from the University of Colorado at Denver. She is a Colorado native who loves spending time with her family, especially her two boys.

Amy’s extensive experience closing complex and challenging transactions has provided her with the expertise to find creative solutions for virtually any client real estate need – a skill she empowers her team to continually develop.

Leveraging a strong understanding of the Denver market, Amy has earned a reputation for providing superior client service and building lasting relationships with clients based on trust, respect and a complete understanding of their business goals.

Previously, Amy served as a vice president at JLL where she represented tenants and buyers in the Denver office market, specifically downtown and the periphery submarkets. She has expertise with multiple product types across the U.S. in both the public and private sectors.

Outside of her work at Tributary, Amy is deeply involved in the community. She currently chairs the board for Social Venture Partners Denver and serves on the Fundraising Committee for Girls Inc. of Metro Denver.  She is also very engaged in her alma mater, Colorado State University. In addition to serving on the CSU Everitt Real Estate Center’s Advisory Board, she mentors for CSU’s College of Business and is a member of the Green & Gold Foundation. Amy serves on the Board of Governors of the Metro Denver Economic Development Corporation and is a member of the Downtown Denver Partnership.

Amy was honored among Denver Business Journal’s 40 Under 40 in 2021. She has also been recognized as a Top 25 GenXYZ finalist by ColoradoBiz Magazine, a Heavy Hitter finalist (Young Broker of Denver) by the Denver Metro Commercial Association of REALTORS, and as a Breakout Broker of the Year by JLL. Amy graduated with a bachelor’s degree from Colorado State University in business administration, with a double concentration in commercial real estate and real estate finance.

Andy leads Tributary’s integrated brokerage and investment strategy, supporting the success of the team in delivering positive results for clients through a personalized service model.

Andy is passionate about delivering results that make him a long-term asset to his clients. His attention to detail and ability to create leverage and flexibility have earned him the trust and repeat business of clients. Andy has formed longstanding relationships with clients by working to create a real estate strategy that aligns with the business goals of his clients. Previously, Andy served as a senior vice president at JLL where he specialized in assisting clients with strategic real estate planning, lease administration, disposition, relocation, and portfolio management.

A proud Ram, Andy earned his bachelor’s degree from Colorado State University and went on to earn his MBA from Regis University in Denver. Andy is an active leader in the commercial real estate industry, serving on the Executive Committee for the Metro Denver Economic Development Corporation, the Economic Council for the Downtown Denver Partnership, and as a member of the National Association of Industrial and Office Properties and the Denver Metro Commercial Association of REALTORS.

An active community leader, Andy currently serves as a board member and board chair with Big Brothers Big Sisters of Colorado, and previously served on Goodwill Industries of Denver’s Leadership Partners Council and Mile High United Way’s Emerging Leaders Council. When Andy is not working with clients, you’ll find him spending time with his wife and two daughters, volunteering as a big brother in the Big Brothers Big Sisters Mentor 2.0 program, mountain biking or skiing.
